Feasibility and
Land Purchase
Land purchase is much more than simply executing an APS – it is a unique opportunity to right size a development.
Whitethorne Group believes that this is the critical juncture in recognizing Opportunity, and cultivating Vision, within an over-arching ethos of Prudence. These tenets of Opportunity, Vision and Prudence underpin our perspective in the due diligence process, driving an informed decision and setting the project on a trajectory of success.
Whitethorne Group works with project partners, spearheading thorough market analysis to assess demand, rental rates, and competitive properties. We evaluate financial feasibility through modelling and risk assessment, identifying potential markets, entitlement challenges, and environmental risks.
REZONING and
APPROVALS
Turning a confident purchase into a confident projection of vision, is what the rezoning and approvals process demands. Whitethorne is committed to understanding the Owner’s needs, and bridging those needs with the most advantageous use of the subject property.
Whitethorne Group will lead a group of design and planning professionals, supervising the zoning application, its preparation and refinement, while tracking the submission throughout the approval process. Faithful and creative design development is paramount, as is ensuring timely action and tight monitoring of applications with relevant regulatory bodies. Public consultation management, and stakeholder mapping and engagement, will aid in streamlining the entire process, mitigating public resistance through the development and implementation of an engagement plan.
DESIGN AND
CONSTRUCTION
Advancing owner’s expectations of Design execution, Value for money, Quality of execution, is truly a result of hard work and perseverance.
Whitethorne Group will lead a design development program in conjunction with an ongoing value management process that includes: tender administration; quotation evaluation; contractor selection; contract scope management; negotiation and execution. These steps are part of a detailed work breakdown structure, and anchor schedule, following industry best project management, risk identification and reporting principles. Site presence and management, however, is more than principles and reporting: it is a function of well-trained and disciplined site personnel. As such, Whitethorne Group is committed to bringing together the highest quality site personnel, enforcing stringent controls for health and safety, in conjunction with productivity and quality assurance management processes.
